SleepIn Zeist – Terms & Conditions (Short-Stay Logies / Transition Stay)

 

1. General

SleepIn Zeist provides short-stay accommodation (logies) designed for temporary transition stays, such as relocation, study visits, or short-term accommodation needs.

The accommodation operates under a lodging licence (logiesvergunning).

2. Nature of Stay

• The accommodation is provided for temporary use only

• It is not intended as a primary residence

• This is not a tenancy agreement (huur)

• No residential or tenant rights apply

• Registration at the municipality (BRP) is not permitted

3. Duration of Stay

• Maximum duration per reservation: 90 days

• Each stay is considered a separate reservation

• Extensions are only possible through a new booking, subject to availability

4. Booking & Payment

• Reservations are confirmed only after payment is received

• Payments must be made in advance of check-in

• Prices may vary depending on:

  • season

  • availability

  • duration of stay

5. Pricing & Additional Charges

The accommodation fee covers the basic stay only.

The following charges may apply:

• Energy contribution: €0.55 per night

• Common-area cleaning contribution: €20 per week

• Tourist tax / municipal charges: as set by the municipality

• VAT (if applicable): according to Dutch regulations

• Additional cleaning: €15 per request

• Final deep cleaning: €195

• Kitchen usage: based on actual use

• Any additional services requested by the guest

All applicable charges will be communicated transparently.

6. Deposit

A security deposit may be required prior to check-in.

The deposit may be used to cover:

• damage

• excessive cleaning

• unpaid additional charges

The remaining balance will be refunded after check-out.

7. Use of Accommodation

• Rooms are intended for single occupancy only

• The accommodation is part of a shared, host-managed environment

• The kitchen is available for limited use only (light preparation)

Guests must comply with house rules at all times.

8. House Rules

Guests are required to:

• behave respectfully toward others

• maintain cleanliness

• avoid nuisance or disturbance

Violation of house rules may result in:

• additional charges

• restriction of services

• termination of stay

9. Cancellation & Early Departure

• Reservations are binding once confirmed

• The reserved period remains payable

• Early departure does not automatically entitle the guest to a refund

10. Liability

SleepIn Zeist is not liable for:

• loss or theft of personal belongings

• personal injury

• circumstances beyond its control

Guests are responsible for their own insurance.

11. Changes & Updates

SleepIn Zeist reserves the right to update these Terms & Conditions at any time.

House Rules

🔷 1. General

SleepIn Zeist operates as a guest accommodation provider (logies).

By making a reservation and staying at SleepIn Zeist, guests agree to these terms and house rules.

🔷 2. Nature of Stay

• Accommodation is provided in a guest–host setting

• Stays are temporary and service-based

• This is not a rental agreement

• No tenancy or residential rights apply

🔷 3. Reservation & Duration

• Stays are valid only for the confirmed reservation period

• Duration ranges from short stays up to approximately 90 days

• Extensions are only possible upon approval and availability

🔷 4. Use of Accommodation

• Rooms are for temporary stay only

• Only registered guests may stay in the room

• Subletting or transferring the stay is not permitted

🔷 5. Facilities & Services

SleepIn Zeist provides:

• Furnished rooms

• Bed linen and towels

• Shared facilities

• Optional services (e.g. meals)

Guests are expected to use all facilities responsibly.

🔷 6. Behaviour & Environment

• Maintain a quiet and respectful environment

• No parties or disturbances

• Respect other guests and shared spaces

🔷 7. Visitors

• Visitors only allowed with prior approval

• Overnight stays by non-registered persons are not permitted

🔷 8. Cleanliness

• Guests must keep rooms and shared areas clean

• Shared spaces must be left clean after use

🔷 9. Damage & Liability

• Guests are responsible for any damage caused

• Damage must be reported immediately

• The host is not liable for loss or theft of personal belongings

🔷 10. Payments & Charges

• Rates are based on guest accommodation (logies)

• Prices are exclusive of applicable taxes and charges, unless stated otherwise

• Additional costs may apply for damages or rule violations

🔷 11. Non-Compliance

Failure to comply with these terms may result in:

• Termination of the stay

• Additional charges if applicable
