SleepIn Zeist – Terms & Conditions (Short-Stay Logies / Transition Stay)
1. General
SleepIn Zeist provides short-stay accommodation (logies) designed for temporary transition stays, such as relocation, study visits, or short-term accommodation needs.
The accommodation operates under a lodging licence (logiesvergunning).
2. Nature of Stay

The accommodation is provided for temporary use only

It is not intended as a primary residence
-
This is not a tenancy agreement (huur)
-
No residential or tenant rights apply
-
Registration at the municipality (BRP) is not permitted
3. Duration of Stay

Maximum duration per reservation: 90 days
-
Each stay is considered a separate reservation
-
Extensions are only possible through a new booking, subject to availability
4. Booking & Payment

Reservations are confirmed only after payment is received
-
Payments must be made in advance of check-in

Prices may vary depending on:

season
-
availability
-
duration of stay

5. Pricing & Additional Charges
The accommodation fee covers the basic stay only.
The following charges may apply:

Energy contribution: €0.55 per night

Common-area cleaning contribution: €20 per week

Tourist tax / municipal charges: as set by the municipality

VAT (if applicable): according to Dutch regulations

Additional cleaning: €15 per request
-
Final deep cleaning: €195
-
Kitchen usage: based on actual use

Any additional services requested by the guest
All applicable charges will be communicated transparently.
6. Deposit
A security deposit may be required prior to check-in.
The deposit may be used to cover:

damage
-
excessive cleaning
-
unpaid additional charges
The remaining balance will be refunded after check-out.
7. Use of Accommodation

Rooms are intended for single occupancy only

The accommodation is part of a shared, host-managed environment
-
The kitchen is available for limited use only (light preparation)
Guests must comply with house rules at all times.
8. House Rules
Guests are required to:

avoid nuisance or disturbance
Violation of house rules may result in:

additional charges

restriction of services

termination of stay
9. Cancellation & Early Departure

Reservations are binding once confirmed

The reserved period remains payable

Early departure does not automatically entitle the guest to a refund
10. Liability
SleepIn Zeist is not liable for:

loss or theft of personal belongings

personal injury
-
circumstances beyond its control
Guests are responsible for their own insurance.
11. Changes & Updates
SleepIn Zeist reserves the right to update these Terms & Conditions at any time.

No parties or disturbances

Overnight stays by non-registered persons are not permitted

Guests must keep rooms and shared areas clean

Shared spaces must be left clean after use
🔷 9. Damage & Liability

Guests are responsible for any damage caused

Damage must be reported immediately

The host is not liable for loss or theft of personal belongings

Rates are based on guest accommodation (logies)

Prices are exclusive of applicable taxes and charges, unless stated otherwise

1. Purpose of reservation
